Your conservatory is likely one of your proudest features of your home, providing extra living space and helping to blend your home with your garden. As with other parts of your home, conservatories require maintenance every so often. One of the key areas of this is your conservatory roof. If your conservatory roof is showing signs of disrepair, it might be time to consider replacing it, which can quite often be more cost effective in the long run. So, let’s dive into the ‘things to watch’ when it comes to your conservatory roof.

1) A leaking roof
Leaks are one of the most obvious signs. If you notice water dripping or pooling in your conservatory, this is a clear indication that there is a problem with your roof. Leaks can be caused by a variety of issues, including damaged or missing tiles, cracks in the roof, or faulty seals. In some cases, leaks can be repaired, but if the damage is extensive, a full roof replacement may be necessary. This is because leaks can make their way into the UPVC or glass structure holding your windowpanes together. Once penetrated this can lead to a build-up of condensation inside your conservatories interior structure and lead to misted glass units.
2) Damage to the frame
The frame of your conservatory roof is just as important as the roof itself, as it provides the support and structure needed to keep the roof in place. If you notice damage to the frame, such as cracks or warping, this is a sign that the entire structure may be compromised. In some cases, it may be possible to repair the frame, but in most cases, a full roof replacement is necessary.
3) Dipped or slanted roof
You may also notice that your conservatory roof is dipped or slanted which is a sure tell-tale sign that the frame of your conservatory is no longer able to support the weight of the roof. This can stem from other factors apart from condensation or damp such as termite damage or pests as well as damage from the weather. If you are unsure of this you can always (with caution) use a spirit level to ensure it is not just your eyes. Of course if you are not comfortable with this then we would always recommend an inspection from a professional windows and glass company.
4) Cracked, slipped or damaged roof panels
Depending on how quickly you notice any changes to the roof panels can determine whether this is an easy fix or not. Cracked panels may indicate that there has already been internal damage to the structure of the conservatory. This is because water may have already made its way into the frame of the conservatory. Condensation, a musty damp smell or mildew can be a sign of this. Cracked and slipped roof panels are the easiest to replace as this may be an isolated incident. However, it is always worth having your conservatory roof inspected not just to comply with building regulations, but for your safety. A glass or UPVC panel that falls on you can cause injury to you or your family and not just your wallet.
5) Faulty flashing
Conservatory flashing is installed between the seams where a conservatory is attached to an exterior wall. This provides protection from water being able to pass through. If the flashing is coming off the side of the house, you need to seek an emergency inspection. The frame and structure of the conservatory may not be able to support its own weight without support from your house. Tell-tale signs of this are leaking around the flashing, but may stem from other factors such as cracked panels or a perished seal. If it is a case of a perished seal this would be an easier fix.
6) Blocked or damaged guttering
Another indication that there is an issue with your conservatory roof is if there is blocked or overflowing guttering. This is because water has nowhere to drain to and can pool up on top of your roof panes. If these are made of glass or UPVC it places more pressure on the window units. Whilst this should roll off the panes to the ground, the trim of your conservatory may develop cracks, bubbles or discoloured paint which in turn can compromise the structure of your conservatory and its ability to hold its weight.
So, is it worth the cost?
Well for older conservatories, which typically have a lifespan of approximately 25 years the answer is a resounding yes. Older conservatory roofs may by draughty, leading to cold spots and you not being unable to enjoy your conservatory as you once did. Replacing your conservatory roof, or conservatory as a whole has a number of benefits. These include:
- Improved energy efficiency – your boiler will have to work overtime to compensate for escaping heat to cold spots, damp or condensation in your conservatory. Replacing your conservatory with a new roof will mean you benefit from a more modern form of insulation and reduce the amount of energy needed to warm your home.
- Sound insulation – if you live in a particularly busy area and want to enjoy the benefits of being close to your garden and outdoor spaces, then a new conservatory can reduce the amount of external sound you hear. This provides a more peaceful and relaxing space for you to enjoy.
- Improved design – developments in modern technology now gives you more options to improve the aesthetic of your home. If you have always wanted to try a different design such as an Edwardian or Victorian conservatory, you now can with the benefit of modern insulation materials. Alternatively, you could opt for a skylight effect, change up the colour or design or even opt for a full glass conservatory.
- Increase in property value – whilst this will vary depending on a number of factors, you could see anywhere between a 5 to 15% increase in the property value of your home. This will depend on local factors such as your location, proximity to amenities and schools, parking options and more so we would always recommend that you speak to a local estate agency first. If you are currently renovating or considering selling your home this will be a major attraction for buyers.
